Welcome to the new home of TVE Jamaica. TVE Jamaica was started as a resort home by a group of volleyball referees as a place to getaway, and also to bring sports teams and players to the island of Jamaica for training and international events. The guest house is being built in phases as investors are gathered. For more information on investing click the link below. Located in Duncans Bay Jamaica, the lot sits approximately 100 meters up the road from the local fishing village. The pristine white sand beach stretches for over a mile to the west as it wraps around the hills heading towards Falmouth. The waters are ideal for snorkeling and secluded enough for a beautiful relaxing day alone. Only 35 minutes from Sangster International Airport in MoBay, it is along the north coast of Jamaica and sits directly in the middle of all the north shore attractions including Glisten Waters, Dunn's River Falls and Chukka Cove horse riding, ziplines, dunebuggy and Dolphin Swim.

If everything goes according to plan, we should be open to recieve guest starting in the Fall of 2011. We will be using the website to constantly update on investors and phases completion. As we progress we will start advertising camps, clinics and events for players to book and come down to enjoy. Players and parents can also use the house as a vacation retreat for just getting away when they need to. Investor InformationOn a recent trip to Myrtle beach I had the fun of sitting through a time share sales meeting ( did get the free tickets to Circ de soleil ); but anyway, here was their offer: $28,000 down gets you a free week for the rest of your life plus you have to pay $1000 a year Home Owners Assiocation Fee whether you use your week or not. That day at least 5 couples bought in for the resort 1 mile from the beach. That brings me to the TVE Property in Jamaica. The quick sales pitch is this; we have 500 Vacation Club Memberships available. Each one is only $1,000. Buy as many as you want. If you own 1 - 4 memberships, you get discounted room rates all year long to come to the Guest House in Duncan's Bay, Jamaica. Once you buy 5 memberships you get a free week at the house each year for the rest of your life, No set weeks, No Home Owners Fees, The only cost is when you come down you pay a $100 per week room fee to cover taxes and utilities, and a per guest rate of $250 for the week to cover all-inclusive food and drinks. So if you and your spouse come down, you pay $100 plus $500 food and drink ( so $600 for the whole week ). If you don't come down you pay nothing, plus you're free to give your voucher to friends, family, coworkers. We don't care it's your week do what you want with it. Here's the big kicker! Once the property is finished and running, net profits will be divided equally amoung the 500 owners and you'll get money back.

TVE Jamaica Project Duncans Bay, Jamaica
Prospectus
Investment –
To form a corporation headquartered in Jamaica for the sole purpose of purchasing 2/3 acre of land in Trelawny Parish, Jamaica. This property will be renovated and expanded to include 20 remodeled units each capable of hosting 4 adults, and including swimming pool, 2 restaurants, and 4 bars ( 2 Swim up ) The purchase price is set at $58,000 for the land plus an additional $442,000 set aside for construction. The property is located only 35 minutes from the airport in Montego Bay. This resort will be designed as a Sports Retreat to train athletes in a Caribbean setting plus to offer a low cost vacation for all investors. The resort will be completed in phases with the first phase scheduled to be open by June 1st 2011. It is also the intent of the resort to implement procedures and building practices to make the resort an eco-friendly, green property with recycled rainwater, solar hot water heating, low water toilets etc.
Total Shares Offered –
The corporation will be offering 500 shares at a value of $1,000 per share for a total of $500,000. This investment money will be used for the initial purchase price of the land and upgrades. Any funds collected will be placed in an escrow account and returned to the investor should we not reach our goal of purchasing the property. When a minimum of $100,000 is retained, the land will be secured and the construction will begin. More investors will be secured until we have a total of 500 shares sold.
Risk Involved / Return Possible –
As with any venture there is risk involved. Up until the first $100,000 is invested there is no risk involved. We have already reached that plateau and the money for the property is in escrow awaiting the approval and final purchase agreements. The ownership of the property should protect against any major loss, The potential for return however is very high. Once we have opened phase 1 of the project we will use the profits generated from rentals to continue the initial start up, and any unfinished projects from the original plans. Once the total phases are complete, we will use the profits to pay for all general maintenance, new projects, local sports communities. With all other profits divided among the investors.
Your Rewards and Services
Each Vacation Club Member will receive a benefit package depending upon the number on memberships. Investors with 1- 4 memberships will receive discounted vacations and the ability to book stays 18 months in advance. Those with 5 memberships or more will receive one voucher for each 5 memberships. Each voucher is good for a one week stay at the resort each calendar year. The voucher will allow up to four people per room to stay the week for only $100 per room (The money will be used help to pay for utilities and taxes) plus the additional cost being a per person fee for services, food and drinks. This Resort Operating Fee – ROF will be $250 per person per week for the first 3 years and will be re - calculated every year after that and posted in a letter to all members.
Management Strategies
The resort’s main target will be athletes, our goal is to offer a getaway for sports camps and opportunities to play their Jamaican counterparts. The best way to market this property will be through the connections we all have at the college level, high school level and thousands of parents and players at the USAV and AAU championship and events we attend. By partnering with USAV, AAU, NIRSA, and JVDA offering discounts and specials through their organizations we will hit a large population of our target group. We will also be working with other organizations to utilize local facilities for camp programs and event getaways including Soccer, Tennis, and Basketball. Combined with a spring break offering for college students, high school graduation weeks and summer camps we should be able to keep the resort filled throughout the spring and summer. In late August we can switch over to an adult only period of time for those wishing to have no children around as an option. We will also advertise through the regular website and travel agents brochures.
Fees and Expenses
Simply put: none. Once you make your investment there is nothing else to do. The taxes, operating expenses and capital for maintenance and renovations will come from the rental to outside parties. The only fees you will incur are when you use the facility as laid out in the Rewards and Services section.
Investment Objectives and Strategies
The long term investment goals are to build the retreat into a getaway for officials and athletes; Expanding the retreat to 20 rooms and multiple sports facilities. We hope to host international events for teams from the US, Caribbean and other nations. Working with the local schools to provide coaching and equipment to up and coming players. Working with the Jamaican authorities to help build Volleyball in the country. Building a working relationship with the local community to better their lives and support the area.
Taxes
The corporation will be solely responsible for all taxes and their payments, plus licensing fees, utilities and any unforeseen payments or restriction from the Jamaican government.
Members Report
Every quarter (January, April, July and October 1st) there will be a member's report to update you on progress of completion of the resort, new added features, a complete financial report, and bookings and special events happening at the resort
Summary
If you’re the type of investor that takes a Caribbean vacation every year, or would like to, this could be an excellent investment for you. If nothing else for a $5,000 investment you will receive 1 week on the island of Jamaica each year at cost for the rest of your life; Which would easily pay for your investment in less then 3 years.
